How the Climate Changes the Checklist
Pull up any storage checklist and you will find it organized around a hard winter: plumbing lines blown out, traps filled with pink cold weather fluid, batteries pulled and carried indoors so the cases do not split. That list was written for Minnesota. In Yorba Linda and across Orange County, a stored unit almost never sees damaging cold. What it sees instead is close to three hundred days of direct sun, surface temperatures on a white roof membrane well past one hundred forty degrees, and a daily expansion and contraction cycle that works every seam.
That difference reorders the whole checklist. The expensive repairs that come out of long term storage here are almost always water damage that started at a cracked sealant bead, a roof membrane that went chalky and brittle, oxidized gelcoat that now needs wet sanding and buffing, and tires that aged out on the sidewall while the tread stayed new. None of those are cold weather problems. All of them are ultraviolet and heat problems, and all of them are cheap to prevent and expensive to correct once the damage is inside the wall.
So here is the order we would work in, ranked by what actually generates a repair bill: ultraviolet and heat protection first, sealant and seal condition second, rodent exclusion third, batteries fourth, then water and tank service, then the small items. Fuel stabilizer and generator exercise matter, but nobody has ever handed us a twelve thousand dollar bill because they skipped a bottle of stabilizer. They hand us that bill because a lap sealant bead over a vent shrank, cracked, and let nine months of winter rain into the ceiling.
Ultraviolet Light and Heat Cycling Come First
Start with the roof, because it takes the most punishment and it is the part nobody looks at. An EPDM membrane sheds a thin layer of its surface as it ages, which is why the white streaks run down your sidewalls after rain. That chalking is the membrane sacrificing itself, and under constant sun it accelerates until the sheet loses flexibility and starts to check around the fasteners. TPO behaves differently but is not immune: prolonged heat drives off the plasticizers and the sheet stiffens, so it splits rather than stretches when the roof structure moves.
The self leveling lap sealant around your vents, skylight, antenna base and refrigerator vent is the shorter fuse. Most of these products are one part urethane or silicone hybrids that shrink as solvent leaves them, and heat drives that off faster. What you get is a bead that pulls back from the flange edge and opens a hairline crack at the exact penetration it was there to protect. It looks fine from the ground. It looks obviously bad on your knees with a flashlight held at a low angle across the surface.
Gelcoat and paint oxidize the same way. A fiberglass front cap left in full sun loses its gloss in a single summer, and once the surface has gone chalky you are no longer talking about a wash. You are talking about compounding, polishing and sealing, which is detail labor at ninety five dollars an hour and can run a full day or more on a large coach. Decals and vinyl graphics are worse: the pigment fades unevenly, the film shrinks, and the edges crack and lift, so replacement is the only real fix.
Tires age out on the sidewall long before the tread wears. Ultraviolet light and atmospheric ozone attack the rubber compound and produce the fine crazing you see at the base of the sidewall lettering. A stored unit rolls almost no miles, so the antiozonant compounds in the rubber never migrate to the surface the way they do on a tire that flexes regularly. That is how people end up scrapping a set with eighty percent tread. Cover the tires, keep them at the sidewall pressure on the placard, and check pressure monthly.
The single best purchase is covered storage. A structure over the unit removes the sun load, cuts the heat cycling, and keeps rain off the seams, and it does more than every product you could apply. If covered space is not available, a quality breathable cover made for RV use is the next step. Do not use a plastic tarp, which traps moisture against the surface and abrades the finish every time the wind moves it. Do not park on bare dirt or grass either: ground moisture wicks up into the underbelly and the tires.
Reseal Before Storage, Not After
Sealant work belongs at the front of the storage process, not at the retrieval. The reason is simple arithmetic. If a bead fails in month two and you find it in month nine, you have handed the roof seven months of rain through an open penetration. Water follows the path of least resistance along the underside of the roof decking, so it rarely drips where it entered. It shows up as a stain in a ceiling panel three feet away, or it never shows at all until the luan and the framing behind the wall are already soft.
Walk the roof if the structure supports walking, and if it does not, use a ladder and work around the perimeter. Inspect every penetration: vent flanges, the air conditioner gasket, the skylight, the antenna and satellite bases, the refrigerator roof vent, the plumbing vent, and the front and rear cap seams. Look for cracks, pull back at the edges, chalking, and any spot where the old sealant has gone hard enough that a fingernail will not dent it. Clean back to a sound surface, use the correct sealant chemistry for your roof material, and lay a fresh bead.
Slide seals are the other rubber that fails in storage. Clean the wiper and bulb seals with a mild soap solution, let them dry, then treat them with a dry silicone or a proper rubber conditioner made for the purpose. Skip petroleum based dressings, which swell and soften EPDM over time. A conditioned seal stays pliable and returns to shape; a dried seal takes a set and stops sealing the moment you cycle the room out on your first trip back.
Store slides retracted in nearly every case. A retracted room protects the topper fabric from constant sun, keeps the wiper seals in their designed position, and shelters the slide floor and rails from rain. The trade off is a cramped interior, which makes it harder to run a dehumidifier or lay out moisture absorbers, and you cannot inspect the slide floor without cycling the room. The exception is a unit with a known seal geometry problem where the manufacturer specifies otherwise, which is rare. If you must store extended, get the toppers covered.
Rodents: Exclusion Beats Every Deterrent
Storage lots in this part of the state have a year round rodent population. There is no season when the pressure lets up, and a parked RV is an ideal structure: it is warm, it is dry, it is quiet, and the underbelly is full of insulation that makes excellent nesting material. Roof rats are the common problem here and they climb well, so tires and stabilizer jacks are highways. Mice get in through gaps that look far too small, because a house mouse fits through an opening the size of a pencil.
Remove every trace of food first. That means the obvious pantry items, but also pet food, birdseed in a storage bay, paper towels, tissues, napkins, cardboard boxes, and the bar soap in the bathroom. All of that reads as food or nesting stock. Pull the drawers open, check under the dinette, and empty the refrigerator completely, then prop both doors so it does not mildew. A single forgotten box of crackers in an overhead is enough to convert a passing rodent into a resident that stays through the whole storage period.
Then close the paths. Get under the unit with a bright light and look at where the wiring harness, the plumbing runs and the propane lines pass through the underbelly. Look at the furnace and water heater compartments, the propane bay, the slide seal pass throughs, and any place the coroplast has torn or pulled loose from its screws. Pack copper mesh or stainless wool into those gaps and back it with expanding foam so it stays put. Copper and stainless do not rust away and rodents will not chew through them the way they chew foam alone.
Be honest about what deterrents do. Peppermint oil, dryer sheets and ultrasonic emitters are popular because they are easy, and in a sealed test they show some effect. In a real storage bay with airflow and nine months of time, they fade and the animals habituate. Physical exclusion is what actually works. It matters because the expensive damage is not a nest in a cushion: it is a chewed wiring harness that takes hours of tracing at two hundred sixty dollars an hour, or shredded ducting that has to be replaced from inside the floor.
Batteries Behave by Chemistry
Flooded lead acid is the least forgiving chemistry in storage. It self discharges roughly three to five percent a month at room temperature, and that rate climbs steeply with heat, so a battery in a sealed compartment through a Southern California summer loses charge much faster than the specification sheet suggests. Once the state of charge drops, lead sulfate crystals harden on the plates and the lost capacity does not come back. Store these batteries fully charged, on a maintainer with a proper float stage, and check the electrolyte level with distilled water before you park the unit.
Absorbed glass mat batteries tolerate storage better. Self discharge is lower, there is no electrolyte to top off, and they take a heavy recharge without complaint. They still need a maintainer over a long period, and they still hate heat, so a bay that bakes will shorten their life whether they are charged or not. The right maintainer for either lead chemistry is a smart unit with a temperature compensated multistage profile, not a cheap trickle charger that pushes a constant current and slowly boils the cells dry.
Lithium iron phosphate wants the opposite treatment. Long term storage at one hundred percent state of charge accelerates capacity loss, so the recommendation from most manufacturers is roughly forty to sixty percent and a cool location. Do not leave a LiFePO4 bank sitting on a float charger for months. Most of these packs also carry a battery management system that draws a small quiescent current, so a pack left unattended for a very long time can drift down to the low voltage cutoff, at which point some systems require a specific procedure to wake up.
Whatever the chemistry, the loads are what actually flatten the bank. The propane leak detector runs constantly and is the biggest single offender. Add the radio memory, the slide controller, the antenna signal booster, the CO detector, the refrigerator control board and the inverter in standby, and a unit that looks completely shut off can still pull an amp or more around the clock. Use the battery disconnect if the unit has one, and understand what it actually disconnects, because on many coaches it leaves the chassis side or the detector circuit live.
Water, Tanks, LP, and What Skipping This Costs
Water gets drained, not because of frost, but because standing water in a warm tank grows biofilm. Sanitize the system with a diluted household bleach solution, run it through every fixture including the outside shower and the ice maker line, let it sit, then flush until the smell is gone. Drain the water heater through the drain plug and leave the plug out, drain the low point lines, open the faucets, and bypass the heater. Leave the tank valves closed and the dump valves closed so nothing dries out and cracks the blade seals.
Southern California water is hard, generally in the range of ten to twenty grains per gallon depending on the district, and that calcium plates out inside a water heater tank as scale. Scale insulates the tank from the burner, cuts recovery, and packs around the anode rod in a steel Suburban tank so it stops protecting anything. Before storage is the natural time to pull the anode, flush the tank with a wand, and treat heavy scale with a vinegar soak. An Atwood or aluminum clad tank uses no anode, so check what you actually have.
On the propane side, close the tank valves at the cylinders or the ASME tank. Leaving the system pressurized for months is not dangerous by itself, but every regulator and every flare fitting is a potential slow leak, and a closed valve means the leak drains a line rather than a full bottle. If the unit is gasoline powered, add a quality stabilizer, fill the tank to limit condensation, and run the engine long enough to pull treated fuel through the whole system. Exercise the generator monthly for at least two hours under a real load.
Then do the walk around every month. It takes fifteen minutes: look at the roof from a ladder, check tire pressures, look for droppings in the bays, check the battery voltage, cycle the generator, and open the door and use your nose. A musty smell is the earliest signal that water is getting in, and it shows up long before a stain does. The entire value of the monthly check is that it catches a problem in month one, when it is a bead of sealant, rather than month nine, when it is structure.
The economics are not close. A quality cover, a set of tire covers, three tubes of the correct lap sealant, a smart maintainer, a roll of copper mesh and a can of foam is a few hundred dollars and one Saturday. The other path is a ceiling panel, a section of roof decking, wall framing and a subfloor repair, which is body labor at two hundred ten dollars an hour plus materials, and on a large coach it starts in the thousands and climbs from there. Prevention is the cheapest work we never bill you for.
Frequently Asked Questions
Do I still need to drain the water system if it never gets cold here?
Yes, but for a different reason. The concern in this climate is not a split line, it is biological growth. Water sitting warm in a tank and in dead legs of pipe grows biofilm that produces a smell you will fight for months. Sanitize the system, drain the tanks and the water heater, open the low point drains, and leave the faucets open so nothing stagnates.
Should I store slide rooms in or out?
In, for nearly every unit. Retracted rooms keep the topper fabric out of the sun, hold the wiper seals in the position they were designed to rest in, and keep rain off the slide floor and rails. The cost is a cramped interior and no easy view of the slide floor. If you are forced to store a room extended, at minimum get shade over the topper fabric.
How often should sealant be inspected and replaced?
Inspect every roof penetration at least twice a year in this climate, and always before the unit goes into storage. Self leveling lap sealant on a sun exposed roof generally needs attention somewhere in the range of 12 to 24 months, though a covered unit goes much longer. Replace on condition, not on a calendar: cracking, pulling back from a flange edge, or hardness are the signals.
Is a maintainer safe to leave on a lithium battery all winter?
Not the way it is for lead acid. LiFePO4 cells age faster when held at full charge, so most manufacturers recommend storing around half state of charge in a cool place rather than on a long float. If your charger has a lithium storage profile, use it. Otherwise charge to roughly fifty percent, disconnect, and check voltage every couple of months since the management system draws a small current.
