RV Water Damage Restoration

By the time water damage is visible from inside a recreational vehicle, the wet area behind the panel is usually several times larger than what you can see, and drying it without removing the rotted material solves nothing.

How water moves once it is inside

Water follows gravity and capillary action, and inside a laminated wall both work in its favor. It enters at a penetration near the top of the unit, wicks down through the luan layer, and spreads sideways along the floor edge where the wall meets the deck. That is why the stain shows up on the interior wall near the floor, and why the actual entry point is often a window flange or a roof seam several feet above and to one side.

Wood substrate absorbs and holds it. Luan is a thin plywood, and once its glue lines take on moisture the plies separate and the panel loses all of its stiffness. Framing lumber in the floor and around slide openings rots more slowly but more seriously, because those members carry actual load. Aluminum framing does not rot, but it corrodes at contact points and it loses its bonded connection to the substrate around it.

Then there is what water does to the insulation. Block foam does not absorb much, but the gap between the foam and the skin becomes a reservoir that stays wet long after the source is fixed. Batt insulation in older builds soaks and stays soaked. Either way, an enclosed damp cavity at Southern California temperatures grows biological material quickly, which is why the musty smell is a reliable early indicator well before anything looks wrong.

Finding where it is actually coming from

We start with a moisture survey, not a demolition plan. A pinless meter reads through interior surfaces without damaging them, so we can map the wet region across walls, floor, and ceiling and draw its actual boundary. That map almost always extends further than the visible staining, and its shape tells us a great deal about the path the water took and therefore roughly where it entered.

From there the search moves outside to the candidates: roof penetrations and lap sealant, window and door flanges, the front and rear cap seams, marker lights, awning rail fasteners, slide seals and the slide roof, bay door frames, and plumbing behind panels. Interior plumbing leaks and a failed water heater or fresh tank fitting produce a different moisture pattern than exterior intrusion, and separating the two early saves days.

Where the survey is ambiguous, we water test methodically. That means isolating one area at a time with controlled application while watching the interior, rather than hosing the whole unit and confirming only that it leaks somewhere. On stubborn cases a section of interior panel comes off, because two hours of exploratory disassembly is cheaper than a repair aimed at the wrong penetration.

Removing what is gone and rebuilding what is left

Rotted material does not dry back into structure. Delaminated luan, soft framing, and corroded aluminum come out and get replaced, and the cut lines extend into sound material rather than stopping at the edge of the obvious damage. Compromised wood left in place because it looked marginal is the most common reason a restoration fails: it continues to break down under the new finish and the floor goes soft again in the same spot.

Floor repairs get the most attention because they carry load and because the failure is usually worst at the perimeter and around slide openings, which is exactly where the structure matters. Subfloor sections are cut back to a joist or a frame member, new material is fitted and bonded, and the wall to floor joint is rebuilt and sealed. Where a slide runs over a repaired floor, the ramp and roller geometry has to be reset afterward.

What remains wet but sound gets dried under controlled conditions before anything closes up, with meter readings verifying that it has actually reached equilibrium rather than just feeling dry. Affected cavities are treated for biological growth. Then the wall assembly is rebuilt in order, the entry point is permanently corrected, and interior finishes go back. Closing a wall over material that is still reading wet is the one shortcut that reliably produces a callback.

What it is worth repairing, and what a claim covers

This is the service where we most often advise against proceeding. Extensive rot across a floor, both sidewalls, and the framing on an older trailer can exceed the market value of the unit in labor alone, and no amount of skilled work changes that arithmetic. We would rather show you the moisture map and a scoped estimate and let you make a clear decision than start a job that stops being rational halfway through.

On the insurance side, the distinction that matters is sudden versus gradual. Water intrusion resulting from a covered event, a storm, an impact that opened a seam, a plumbing failure, is typically treated differently from long term seepage through sealant that aged out. Both frequently appear in the same unit. Documenting them separately, with photographs and moisture readings, is what keeps the covered portion from being absorbed into a general maintenance denial.

Teardown before a final estimate is essential here, more than on almost any other repair. The visible damage is a fraction of the scope, and an estimate written from what shows on the interior will be revised upward every time. We open, document, and submit a supported number, which is slower to produce and dramatically faster to get approved than a sequence of supplement requests spread over a month.

Is it worth repairing water damage on an older trailer?

Sometimes not, and we will tell you plainly. Rot spread across the floor, both walls, and the framing can exceed what the unit is worth before the interior even goes back together. We produce the moisture map and a real scope so you can compare it against value. On a well maintained coach with localized damage the answer is usually straightforward and the repair makes clear sense.

Will my policy pay for it?

It depends on whether the intrusion was sudden or gradual. Damage tied to a storm, an impact, or a plumbing failure is generally handled differently from long term seepage through sealant that aged out of service. Many units have both. We document each with photographs and moisture readings so the covered portion is evaluated on its own rather than swept into a maintenance category.

Do you handle mold?

We address biological growth found in the affected cavities as part of the rebuild: removing contaminated material, treating the surrounding structure, and drying to verified readings before anything is closed up. Where the extent goes beyond what belongs in a body shop scope, we say so and coordinate rather than working outside our lane. The structural rebuild afterward is squarely what this facility does.

How long does a restoration take?

A localized floor section with a single traced entry point generally runs one to two weeks. A unit with rot across a wall, the floor perimeter, and a slide opening runs four to eight weeks, and drying time is a real portion of that. We give you a schedule after the moisture map and teardown are complete, because a timeline offered before that is not based on anything.
