Soft Floors in Travel Trailers and What They Cost

A floor that gives under your heel near the bathroom door is a symptom with four likely causes and a wide cost range. This walks the diagnosis and shows the arithmetic on both ends of it.

How a Trailer Floor Is Built

There are two common floor systems in travel trailers and they fail differently. The first is a laminated floor: a thin luan skin, a block foam core, and another luan skin, all bonded and pressed into a single panel, then set on the frame outriggers. The second is conventional decking, typically five eighths or three quarter inch plywood or a wood composite laid across steel or aluminum crossmembers and fastened down. Both then get a finished surface of sheet vinyl, click laminate, or carpet.

The laminated version is light and stiff for its weight, and it depends entirely on the same thing a laminated sidewall depends on: an intact adhesive bond between thin skins and a weak core. The decked version is heavier, more forgiving of a small leak, and much less forgiving of a sustained one, because plywood exposed to standing moisture from below delaminates ply by ply and then loses strength. Knowing which one you have changes what a soft spot means.

Underneath both types you usually find a coroplast or vinyl belly wrap stretched across the frame, holding insulation and hiding plumbing and wiring. That wrap is not waterproof and it is not meant to be. It is a road debris shield. What it does do is trap water that comes from above, hold it against the underside of the floor, and hide the evidence from you until the floor is soft enough to feel. That combination is why trailer floor problems get found late.

Surface Problem or Structural One

Before you price anything, separate two very different conditions. A surface problem means the finished flooring has failed while the deck underneath is sound: sheet vinyl that has lifted and bubbled off its adhesive, a click laminate joint that has swollen and peaked at the seam, or a carpet pad holding moisture. These feel wrong underfoot and they look alarming, but the structure below is intact and the repair is measured in flooring square footage and a day of labor.

A structural problem means the load carrying layer has lost integrity. In a laminated floor that is the luan skin releasing from the foam, which feels like a trampoline: it deflects noticeably, springs back, and often makes a faint crackling sound as you shift weight. In a decked floor it is plywood that has rotted, which feels different: it deflects and stays deflected, with a mushy quality and no spring, and an awl pushed into it meets almost no resistance.

Telling them apart is worth ten minutes because the cost difference is roughly a factor of five. The fastest discriminator is deflection under a concentrated load with the finished flooring still in place. Stand on one heel and rock. Surface failures move the covering, not the floor. Structural failures move the whole floor plane, and you can usually see the wall base trim or a cabinet toe kick move slightly with it. If the trim moves, you are in structural territory.

The Diagnostic Sequence

Start barefoot. Shoes hide exactly the information you need. Walk the entire floor slowly with your weight on one foot at a time, working a rough grid, and mark every location that feels different with a piece of tape. Pay attention to the perimeter, where the floor meets the wall, because a laminated floor almost always separates from the edges inward and the middle of a bay can feel fine while the last eight inches at the wall are gone.

Then press deliberately at the four highest probability spots: the entry step and the threshold directly inside the door, the area immediately in front of the shower pan and around the toilet base, the strip of floor under the slide room when it is retracted, and the corners of the bathroom. These are where water arrives, and they are also where foot traffic concentrates, so damage that starts small gets worked open faster than it would in the middle of the living area.

Now get below the finished surface without demolishing anything. Pull a floor register and look at the cut edge of the floor through the opening: you are reading the layers directly, and wet luan is darker, softer, and often visibly separated. Pull the toilet and inspect the flange and the decking around it, which is the single most informative twenty minutes available on most trailers. Probe the exposed core with an awl or a small screwdriver. Sound wood pushes back hard.

Finally, go underneath. Get a light on the belly wrap and look for staining, a sag or a low bulge where water has pooled on top of the wrap, rust streaks running down a crossmember, or a seam that has pulled loose and is hanging. A wet belly wrap sags in a shape that tells you where water is collecting, and that location plus the soft spot above it usually brackets the leak. Photograph everything before anyone cuts anything.

Do not skip the moisture check just because the floor feels dry today. California summers dry the surface of a wet floor while the core stays saturated, and a floor that has dried once and rewetted several times can be structurally finished while feeling only slightly soft. If the tap and probe results conflict with how it feels, trust the probe. An awl that sinks into a floor core with thumb pressure is telling you the truth.

The Four Usual Water Sources

The entry door threshold is the most common. The step assembly and the threshold plate are fastened through the floor at the exact point where every wet boot, every rainstorm blowing against the door, and every awning drip line converges. The sealant under the threshold is thin, it takes constant foot traffic, and when it opens, water goes straight into the cut edge of the floor. A soft spot within eighteen inches of the door is a threshold problem until proven otherwise.

The bathroom is second, and it has two distinct culprits. A shower pan that has developed a hairline crack at a corner or has separated from its sealant bead at the wall junction leaks a small amount every single shower. A toilet flange that has loosened, or a wax or foam seal that has failed, releases water directly onto the decking under the base where you cannot see it. Both produce a slow, repeated wetting cycle, which is far worse for wood than one large event.

The slide floor seal is third. The bulb seal and the wiper on a slide room are wear items, and when the slide is out in weather, water can track along the top of the floor at the slide opening or run down the slide side wall and under the room. What makes this one deceptive is that the damage sits under the slide room and is invisible unless the room is run all the way out and you get a light in there.

The fourth is the one that fools people. A roof leak at a vent, an antenna base, or a skylight can drop water into a wall cavity, where it runs down the inside of the sidewall, tracks along a floor member, and shows up as a soft spot several feet from anything on the roof. If the floor is soft and none of the first three sources check out, stop looking at the floor and go inspect every roof penetration and the roof to sidewall seams.

How the Scope Escalates

Owners consistently underestimate floor repair scope, and the reason is structural rather than optimistic. You cannot replace a section of floor without removing everything that sits on it, and in a travel trailer a surprising amount is fastened through it. Dinette bases, bed platforms, wardrobe boxes, and kitchen cabinet runs are frequently stapled or screwed down through the decking from above before the walls went on, which means they come out before the floor does and get rebuilt on the way back.

Opening a four by six foot section is therefore rarely a four by six foot job. Furniture comes out, base trim comes off, and the finished flooring usually has to be pulled well past the damage because sheet vinyl does not seam invisibly and click laminate has to be unlocked back to a row edge. If the soft area runs under a wall, the wall base has to be supported while the floor beneath it is replaced, and that is where hours accumulate quickly.

Two escalations are worth knowing about in advance. If the damage extends under a slide room, the room may need to be pulled to reach the floor beneath it, which adds mechanism labor and a full realignment and seal adjustment afterward. If water has been sitting on the belly wrap, the wrap comes down so the underside can dry, insulation gets replaced, and any corroded frame outrigger or rusted fastener gets addressed while it is open.

The one thing worth insisting on regardless of scope: the water source gets fixed before the floor goes back. Replacing decking under a leaking toilet flange produces a floor that fails again on the same schedule as the first one. Resealing the threshold, replacing the flange and seal, servicing the slide seals, or repairing the roof penetration is a small line item relative to the floor work and it is the only part that determines whether the repair lasts.

What the Repair Costs

Body labor here is $210 per hour, and floor work bills at that rate because it is structural work with the same tooling and the same technicians. A contained repair, say a three by four foot section at the entry threshold with no cabinetry over it, typically runs about 14 hours: 14 times $210 is $2,940. Body supplies at $5 per body hour add $70. Materials of roughly $340 in luan, foam or plywood, adhesive, fasteners, and matching flooring mark up 35 percent to $459.

Tax applies to parts and materials only, never to labor. On $529 of parts and materials, 7.75 percent adds $41.00, so that contained repair totals about $3,510. Because it exceeds $2,000, a 50 percent deposit of $1,755 is due at authorization. If the threshold sealant and step assembly need attention as part of the same visit, that is a small additional line and it is the line that determines whether you are back here in three years.

Now the other end of the range. A full width replacement across the main living area, where the dinette, the sofa base, and a cabinet run all have to come out and go back, is commonly 60 body hours: 60 times $210 is $12,600. Materials in the $2,100 range mark up to $2,835, body supplies at $5 per hour add $300, and hazmat is $45 flat. Tax on $3,135 of parts and materials adds $242.96, putting the job near $16,023.

On a job that size the deposit structure matters to your cash planning. Fifty percent is due at authorization, and because the total exceeds $10,000, an additional 25 percent comes due when the parts arrive. Card payments over $1,000 carry a 3.5 percent surcharge, which on a job of this size is meaningful enough that most owners pay by check or transfer. Special order components, if any are needed, take a 100 percent non refundable deposit when the order goes in.

Two honest notes on the range. First, a floor job priced from a walkthrough is an estimate, not a final number, because the true extent of a rotted core is not visible until the covering comes off, and supplements are normal on this kind of work. Second, the diagnosis itself is worth doing carefully. An RV systems estimate is $150 and is credited against an authorized repair, which is a reasonable price for knowing whether you are facing $3,500 or $16,000.

Frequently Asked Questions

Can I just screw down plywood over the soft area as a temporary fix?

It changes how the floor feels and it changes nothing about the problem. A sheet laid over rot bridges the soft area while the moisture underneath keeps working, and it traps whatever water is still present against the damaged core. It also hides the evidence a technician needs. If you need the trailer usable for a season, address the water source first and leave the floor readable.

How do I know whether the damage runs under the slide room?

Run the slide fully out, get a bright light into the opening, and inspect the floor the room sits on along with the underside of the room itself. Look for staining, a swollen edge, or a wiper seal that has taken a set. Then probe the floor at the slide opening with an awl. If it is soft at the opening, assume it continues under the room until proven otherwise.

Does a soft floor mean the trailer is not worth repairing?

Not by itself. The question is the ratio of repair cost to unit value and how much of the interior the repair consumes. A $3,500 contained repair on a trailer worth $22,000 is straightforward. A $16,000 full width rebuild on a fifteen year old unit worth $11,000 usually is not. Get the scope mapped and priced before deciding, because the two ends of that range look identical underfoot.

Can this be repaired at my storage lot or campground?

No. All work is performed at the shop and there is no mobile or roadside service. Floor work needs the unit level on a controlled surface, needs interior components removed and stored somewhere dry, often needs the belly wrap dropped, and needs the structure to dry under managed conditions before new material goes in. None of that is achievable in a storage row, so plan on delivering the trailer here.
